EPC’s
All domestic and commercial buildings in the UK available to buy or rent must have an EPC (Energy Performance Certificate).
An EPC contains information about a property’s energy use, typical costs and makes recommendations about how to reduce energy use and costs. An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years.
This enables the government to monitor our building stock and demonstrate compliance with other industry regulations as well as providing information to owners and tenants about the efficiency of the buildings they own and use. By law, an EPC can only be produced by a suitably qualified and accredited Energy Assessor.
EPCs are required when:
- A new building is completed.
- You rent out or sell a premises.
- There are changes to the building such as layout, use of occupation, or changes to fixed heating, air conditioning or mechanical ventilation systems.
For Domestic Dwellings, EPCs are generated through a SAP Calculation and for New Dwellings will form part of your Part L1A Compliancy. The final EPC must be generated at completion and provided to Building Control.
For Commercial Buildings, EPCs are generated through SBEM Calculation and for New Buildings will form part of your Part L2A Compliancy. The final EPC must be generated at completion and provided to Building Control.
